Independent guides to loans, credit and everyday money decisions

About

The Borrower’s Desk publishes practical guidance for people dealing with loans, credit decisions, and financial setbacks: the kind of questions that come up right after a lender says no.

Who writes here

My name is James Im. I have spent 13 years working in loan consulting, advising borrowers on secured and unsecured lending, collateral valuation, debt restructuring, and what options remain after an application has been declined.

I want to be upfront about one thing: my professional practice is based in South Korea. I do not work for a U.S. lender and I am not licensed in the United States.

Some of it does not translate. Korean and U.S. credit bureaus score people differently, and the consumer protection rules are not the same. The way an underwriter reads an application is close enough, though: a debt-to-income limit that blocks a loan even with good collateral, a second lien that eats the equity you thought you had, a late payment from last spring sitting on an otherwise clean file. Those are the parts I write about from my own work.

The tax and government assistance articles are a different kind of work. I am not a tax preparer or a benefits caseworker, so those pieces stay close to what the IRS, USDA, HUD and the other agencies publish, link to the page each figure came from, and say which year the numbers are for.

How these articles are put together

Each article starts from published material: lender disclosures, regulator guidance and government program pages. I then explain it the way I would to a client sitting across my desk.

Where figures appear, they reflect published sources at the time of writing. Lending terms change often, so please confirm current numbers directly with the provider before acting on anything you read here.

If you spot something that is out of date or simply wrong, write to me. Corrections are welcome and I make them. The full process is described on the Editorial Policy page.

What this site is not

This is not financial advice, and nothing published here creates an advisory relationship. I do not know your income, your credit file, or your circumstances. Before making a borrowing decision, speak with a licensed professional in your own country.

This site displays advertising through Google AdSense. Advertising never influences which topics are covered or what is said about them.
